It’s no secret that the house selling process can be incredibly stressful - especially if your new home is ready and waiting to welcome you. Not only can the sales process be hard work, but it can also cost you a pretty penny in agency fees, which is the last thing you want after paying for your dream home.

As you cannot buy a Lovell home until you are deemed to be Sold Subject to Contract (SSTC), we recognise the need to be on your side right from the start of the house buying process, providing support and industry insights to help you make an informed decision.

That’s why, for all of our lovely customers, we’ve created our Helping Hands Scheme to help you sell your current property after purchasing one of our brand-new homes – and it’s completely free.

Helping Hands allows those with a house to sell to place a reservation on the home they like, providing confidence for the purchaser to make the leap and place their home on the market, knowing they have found a home.

The scheme assigns each buyer to one of our friendly sales advisors who will guide you through the process, starting with an independent valuation of your existing home. Once a guide price has been agreed, we’ll reserve your favourite Lovell home while our friends at Property Perspective arrange the sale of your property for free.

 The Property Perspective team manages the process on your behalf and they have a fantastic record, with 90% of their sales being agreed within six weeks of being on the market.

One of our experienced regional sales directors in the Lovell Homes North West team, Anne-Marie O’Doherty, said: “It’s great that we’re able to offer this free service to our buyers to show them just how important they are to Lovell. By covering the estate agent fees, we save sellers thousands of pounds, which they can later spend on furnishing their brand-new Lovell property.

The most popular part of the Helping Hands Scheme is that our sales advisors are in constant communication with you throughout the process, offering impartial advice, answering any questions, and keeping on top of Property Perspective’s progress. Once the sale is complete, we take you through the legal completion of the sale before completing the transaction and handing over the keys to your brand-new Lovell property.

Helping Hands can help to overcome further drawbacks with SSTC. First of all, the part exchange value of the home is often lower than full market value. With Helping Hands, your home is sold on the open market, ensuring you are getting the most value from the sale of your property at prevailing market rates.

There are further caveats such as the age and condition of the property that are taken into consideration to be accepted for part exchange. With helping hands any property can be taken on and priced accordingly to sell.

With part exchange the purchase price of the new home needs to be 30% greater than that of the home you are selling. With Helping hands there are no such restrictions so those downsizing can also benefit from the scheme.
