Aware that homes had sold extremely quickly at Lovell’s local developments, Jess opted to reserve off-plan (before Mansfield Park was built) to make sure she didn’t miss out on her ideal home .

“The big advantage of reserving off-plan was that I knew no one could take my apartment away from me,” she explains. “I was so excited as I knew this was right for me and I had finally found the home I’d been looking for.” With Lovell’s help, first-time buyer Jess singled out the apartment she wanted at the start of 2015 before reserving her home last summer and moving in during December 2015.

The Lovell team helped Jess through the process of buying her home before it was built and she also used the Lovell Homes app to ensure it had all the space and design features that were important to her, with a big kitchen being high on her list of priorities. Now she’s moved in, she’s delighted with her spacious new home, particularly the open-plan kitchen, living and dining area, which is the main hub of her third-floor apartment.

“I love my kitchen and am so happy that it’s a good size as that’s where I spend most of the time. I like the open-plan kitchen dining area – It’s my favourite room - which means I can watch TV as I cook and socialise with friends. Having an en-suite to the master bedroom and an additional bathroom was a big selling point for me and I also like knowing the building is secure and private, thanks to the electric gates.

“When I began looking at the apartments, I liked the layout and could see that the development wasn’t too big – I didn’t want to move to the type of new development where you feel you’re in a rabbit hutch with everyone living on top of each other. I liked the idea of moving to a new-build where I wouldn’t have a lot of work to do, unlike the older houses and apartments I’d looked at. They all needed so much work doing and none of them felt like it could be my home.

“My dad had shown me Montague Place, Lovell Homes’ previous Townhill Park development and said homes were spacious and a good price. But by the time I looked at them, they were already sold. That prompted me to look at other developments by Lovell and brought me to Mansfield Park. The Lovell sales team were great, especially sales executive Alex Cook who kept me updated – I am not very patient and wanted to be informed every step of the way.”

First-time buyer Dave Wright is loving life in a home of his own having used the Government-backed Help to Buy: Equity Loan scheme to make the move.

With the help of the scheme and from developer Lovell Homes, Dave is now the owner of a brand-new two bedroom property at Lovell Homes’ Eaton View development, just north west of Nuneaton town centre.

The young graduate has gone from a shared, rented house in Nottingham to a brand-new home of his own. In addition, he has more than halved his commute – he now has a 25-minute drive to work at Magna Park in Lutterworth - as well as being pleased to be on the housing ladder at the age of 26.

“I needed to relocate to be closer to my job so this seemed a good time.” says Dave, who does in-store marketing for a major retailer. “I wanted to get on to the property ladder and my parents advised me it was better to do it sooner rather than wait.”

Although he had the money saved for a deposit, the assistance of a Help to Buy: Equity Loan was crucial in helping Dave buy his home quickly, he explains. Without the scheme, he would have had to wait until he had further built up his savings to cover the additional expenses involved with a house purchase.

“I wasn’t sure about Help to Buy initially,” says Dave, “but in hindsight it’s been a very good thing. It’s meant I had cash spare for the other things involved in moving such as solicitor’s fees and buying sofas. I needed to move quickly and wouldn’t have been able to without that extra money being available.”

Dave is also grateful for the comprehensive support he received from Lovell Homes sales executive Jennie King. “From the first time I visited the marketing suite and looked at homes, Jennie went out of her way to help me and did everything possible to ensure the homebuying process went well,” says Dave. “She always responded quickly to me and stepped in to help if I hit any problems.”

Dave is enjoying spending time in his immaculate new home. “I’m loving it. I didn’t realise how much I would enjoy having my own space. On Monday, I just wanted to get home from work. Also, I find I’m cleaning up after myself all the time as I want to keep it pristine!”

For a house-hunting young couple from the West Midlands, it was love at first sight when they visited Eden Valley, Lovell Homes’ new development of two- and three-bedroom homes, in Walsall.

Luke Piddock and his fiancée Emma Tudor had been aiming to get onto the housing ladder for about a year, looking at both new and older properties in the area, but so far hadn’t found anywhere they wanted to call home.

Fortunately, that all changed as soon as they visited Eden Valley, as Emma explains: “We just fell in love as soon as we saw the show home. We knew straightaway it was right for us. We had looked at some other new homes but they were tiny, with rooms like boxes. We’d also looked at older homes and had even paid for surveys, but some of the properties needed so much work doing on them and we hadn’t found anything that was worth buying.

“Then Luke told me he’d seen that Lovell were building here and when we visited, the homes were so much nicer than what we’d seen before. The rooms are miles bigger – our kitchen is huge – and we’ve even got a really big garden. Lovell have been brilliant, they’ve done everything they could to settle us in. Our neighbours are nice and we both absolutely love the house – our friends like it too, they all say they want one!”

Before moving into their new, three-bedroom house at Eden Valley, Luke and Emma had been living with Emma’s mother in Wednesfield. Luke’s own parents are in West Bromwich, so their new home is within easy reach of both their families. Telecommunications engineer Luke and Emma, who works as an administrator in Student Reception at Harborne Academy Birmingham, also had the reassurance that Luke’s parents themselves live in a house which was built by Lovell. “That gave us the extra confidence as we know they are good builders,” explains Emma.

Both aged 22, the couple have taken their first step on to the housing ladder using the Government’s Help to Buy: Equity Loan* scheme. Having saved for a deposit, they could have bought their home without using Help to Buy, but using the scheme meant they didn’t over-stretch their budget and had money available to help cope with the extra expenses involved in moving such as furniture and legal fees.

Homebuyers Craig Slaughter and Sarah Birch have found their forever home in time for their new arrival, at Lovell Homes’ Vivo development in Stockton-on-Tees.

Craig (34), a firefighter originally from Seaton Carew, and fiancée, Sarah Birch (29), a hairdresser from Billingham, recently purchased a three-bedroom Torlan style house at Vivo’s Northshore development.

The pair, who previously owned an apartment, were keen to expand their living space and find a suitable home to start a family. With Sarah now expecting and due in January 2016, the couple are thrilled to have found their forever-family home.
Craig said: “Both Sarah and I were looking for somewhere with a lot more space in a nice friendly location where we could start a family. We were passing the area one weekend and came across the development and were instantly won over by the spaciousness and distinctive design of the house.

“All the properties at Vivo were a very generous size and were so different from the other homes we had previously looked at.

“Lovell’s, Anita was really efficient and on the ball throughout the whole process. She put us in touch with a mortgage adviser, and the rest is history!”

First time buyer Simon Warren was in search of a home that offered excellent value for money close to Manchester city centre and he found it at Faraday Green, part of the new Platting Village venture in Miles Platting.

The 26-year-old software developer said: “I’d been renting for about three years after finishing university in Manchester, including two years in Castlefields. I was living with a flat mate and our tenancy was up. He was looking to buy somewhere and I decided the time was right for me to look for my first home as well.”

With the help of his parents, Simon began his search for a new home in Manchester. He viewed several older properties without high expectations of what he could get for his money. Then he visited Faraday Green and found his cash could actually go further with a brand new home.

He added: “I’d looked at one or two old houses and I think you expect different things. You know with an older property you’re probably going to have to put some work in but with a new home everything is shiny and new and all yours. I first visited Faraday Green with a friend and then I came back a week later with my parents to get their opinion. We all thought it was good value and the properties themselves were of a high standard with a stylish exterior design.”

Simon, who works in Knutsford, Cheshire, opted for a two-bedroom Pendleton, like one of the show homes. He moved in at the end of November and loves being so close to Manchester. “It’s very handy for the city centre”, he said. “The Northern Quarter isn’t far away and there are a few different pubs and bars that are nearby that we go to.”

As a first time buyer, opting to buy a brand new home meant no onward chain and a straightforward process from reservation to completion. He added: “I was fortunate to get some help towards my deposit from my parents. The whole process of buying was a lot less painful than I’d imagined as I had the support from Lovell’s sales team at every step. I went with their recommended mortgage advisor and found everyone to be very helpful. It was also a bonus moving into a new home as there was no chain so everything ran very swiftly and smoothly.

“My friend who came to look with me on my first visit is actually now buying here too!”

A family from Doncaster has enjoyed a quick move to a bigger home thanks to Lovell’s part-exchange scheme.

Ben (29) and Carly Smith (26), along with three-year-old Emily, have moved into a three-bedroom home at Lincoln Gardens on South Street, after trading in their two-bedroom terraced house for a spacious newly built one.
The family opted to use the part-exchange scheme after struggling to sell their existing home themselves.

Ben, a HGV driver, comments: “We had really outgrown our two-bedroom home and needed something bigger, so we visited Lincoln Gardens to ask about the part-exchange scheme.

“The house had been on the market for quite a while, but we had no interest at all and knew that part-exchange was our only option if we wanted to move.

“Part-exchange really took the stress out of moving and made buying a new home such a simple process, because we no longer had to worry about selling our home.

“The development is also in a great location for us as it’s close to family and close to work, so it’s worked out to be the best decision for us.

“One of the best things about living here is being close to the town centre, so we can walk to the market, football stadium and loads of restaurants.”
